Pagani Residences Penthouses in Miami
The Pagani Residences Penthouses crown the world’s first residential tower curated by Pagani. Only two exist. Each spans two levels at the top of the 30-story building at 7940 West Drive in North Bay Village, with open views of Biscayne Bay, the Atlantic Ocean and the Miami skyline.
Announced in November 2025 at $30 million and $28.5 million, these are among the most valuable homes ever offered in North Bay Village. Both come with a private elevator lobby, a rooftop terrace with a private pool and spa, and the hand-finished design language that defines every Pagani hypercar.

Penthouse 1: Five Bedrooms Over the Bay
Penthouse 1 is the larger of the two Pagani Residences Penthouses, with 12,237 square feet across both levels. The lower level opens from a private elevator lobby into a foyer, a dining and living room of about 36 by 24 feet, and a kitchen of about 19 by 16 feet with a separate pantry.
The primary suite measures about 27 by 14 feet, with his and hers closets and a primary bathroom. Four more bedrooms, a laundry room and a powder room complete the floor, and wraparound terraces follow the views from the bay to the ocean.

Penthouse 2: Four Bedrooms and a Library
Penthouse 2 offers 10,759 square feet in total. Its lower level has a dining and living room of about 30 by 24 feet, a 16-by-16-foot kitchen with pantry, and a library and seating area that works as a private study or media lounge.
The primary bedroom measures about 21 by 19 feet, with his and hers closets. Three further bedrooms, a laundry room, a powder room and private terraces round out the plan.
The Rooftop Level: Private Pool, Spa and Deck
Both Pagani Residences Penthouses rise to an upper level of their own. Each has a lounge, a bathroom, a private pool, a spa, a private deck and an upper terrace, with more than 2,800 square feet of outdoor space on that level alone. It is a true private rooftop above Biscayne Bay, reached directly from the residence below.

Design Curated by Pagani Arte
Like every home in the building, the Pagani Residences Penthouses are curated with Pagani Arte, the design division behind the Zonda, Huayra and Utopia. Expect precise detailing, rich natural materials and the balance of art and science that Horacio Pagani has built his name on. Buyers of either penthouse were also offered the chance to acquire a Miami Edition Pagani Utopia Roadster. Garages are sold separately.

Comparing Penthouse 1 and Penthouse 2
The two homes share the same overall concept, but they suit different buyers. Penthouse 1 is the choice for a larger family or for owners who entertain often. It adds a fifth bedroom, a wider living and dining room, and more than 5,000 square feet of terraces across both levels.
Penthouse 2 is slightly more compact at the main level, yet it still offers over 10,000 square feet in total. Its library and seating area gives it a quieter, more personal feel, and it is the natural fit for a couple or a second-home owner who wants space without excess.
Both share the same essentials: a private elevator lobby, his and hers closets in the primary suite, a dedicated laundry room, a powder room for guests, and a rooftop level with pool, spa, lounge and deck.
Which Views Each Home Favors
Both residences take in Biscayne Bay and the Atlantic Ocean. The exact orientation of each room differs, so we suggest reviewing the plans with our team before choosing. We can show you which rooms face the sunrise over the ocean, which frame the sunset over the bay, and which look toward the city skyline.
The Pagani Design Philosophy at Home
Horacio Pagani has always said that art and science must go hand in hand. In his cars, that means carbon fiber shaped like sculpture, exposed mechanical details finished like jewelry, and interiors that reward a closer look.
At the residences, the same thinking shows in the details you touch every day. Door hardware, lighting, stone selections and joinery are all chosen to feel precise and personal. The goal is a home that feels as carefully built as a hand-assembled hypercar, not a showroom.
The penthouses take this further with their scale. High ceilings, wide openings to the terraces and long sight lines across the water give the design room to breathe, and the rooftop level turns the whole top of the tower into a private retreat.
How to Buy a Penthouse at Pagani Residences
Buying a pre-construction penthouse in Miami follows a clear series of steps. Our team guides you through each one.
- Private presentation. Review the floor plans, finishes, video and current pricing with our team, in person or by video call.
- Reservation. Once you choose a penthouse, a reservation holds it while the purchase agreement is prepared.
- Contract and first deposit. You review and sign the purchase agreement and condominium documents, and pay the first 20% deposit.
- Construction milestones. Further deposits of 10% are due at groundbreaking, at the amenity deck and at top-off.
- Closing. The remaining 50% is paid at closing, when the building is complete and you receive the keys.
Florida law gives buyers of new condominiums a review period after signing the contract. Your attorney can explain your rights under the documents before deposits become non-refundable.
Financing and Ownership Structures
Many buyers at this level purchase in cash, but financing at closing is also possible for qualified buyers. Some owners choose to hold the property in an LLC or trust. We can introduce you to trusted lenders, attorneys and private banking contacts in Miami, New York and Dubai to help you plan the right structure.
Life at the Pagani Residences Penthouses
Owning one of the Pagani Residences Penthouses means living above the most private stretch of Biscayne Bay. North Bay Village is a small island community, so traffic stays light and the water is never more than a few steps away.
From the penthouse levels, the view runs east across the bay to Miami Beach and the Atlantic, and south to the Downtown Miami and Brickell skyline. Sunrise lights the ocean side of the home, and sunset turns the bay gold from the western terraces.
Residents share access to the tower’s resort-style amenities, including the rooftop pool, wellness and spa areas, and the signature arrival experience at the porte-cochere. The penthouses add a further layer of privacy, with their own elevator lobbies and rooftop retreats.
Close to Miami’s Best Addresses
The 79th Street Causeway connects North Bay Village to Miami Beach in minutes and to the mainland in the other direction. Bal Harbour Shops, the Miami Design District, Wynwood, Brickell and South Beach are all within an easy drive, and private aviation at Miami-Opa Locka Executive Airport is close by.
Pagani Residences Penthouses as an Investment
Branded residences tend to hold their appeal because supply is limited and the brand carries its own following. With only two penthouses in the world under the Pagani name, the Pagani Residences Penthouses combine rarity, scale and a globally recognized design house.
Buying during construction also spreads payments over the build period through the deposit schedule, with half of the price due at closing. Every buyer’s situation is different, so we recommend reviewing the purchase documents with your own attorney and tax advisor before you commit.
Our team can walk you through recent luxury penthouse sales in Miami, compare the Pagani Residences Penthouses with other branded towers, and explain how the purchase process works for both U.S. and international buyers.
